Designed and built to meet the needs of an aging community, The Gainsborough is a mid-sized building with a total of 120 suites.  Floorplan options range from a one-bedroom suite at 675 sq. ft. to the largest two-bedroom at 1142 sq. ft.  Bring in the sunshine with your choice of balcony, sunroom or panoramic corner view window. All suites are equipped with five appliances, including washer and dryer in your in-suite laundry.

The Gainsborough offers a wide variety of active living options. Connect with your neighbors and enjoy sharing news in the fireside lounge or be hands on and build something special in the well-equipped workshop. Add a workout in the exercise room to your routine or a relaxing stroll through the beautiful grounds. Coffee hour, bridge, bingo and euchre are popular organized events that take place in The Gainsborough resource centre throughout the week.

Life Lease

Market Value Life Lease


What is a Market Value Life Lease Community?

The Gainsborough is a Market Value Life Lease community. Under a Market Value Life Lease Agreement, residents purchase a life lease interest, at the current market value, similar to purchasing a home or condominium. They have exclusive use of their suite, shared use of all common areas and many more benefits.

Is a Life Lease similar to regular home ownership?

The Life Lease form of tenure offers similar protection to freehold ownership. When the resident or their estate wishes to sell their life lease interest, they receive market value, less an administration fee. And like regular home ownership, Life Lease residents are able to protect their investment and preserve their equity in their retirement years.

What is a Life Lease Sponsor?

Grace Communities Corporation has been the sponsor of The Gainsborough since 1995.


The sponsoring organization oversees the property to ensure high quality management, and long-term maintenance are in place to benefit all residents. The sponsor does their best to cater to a specific demographic and will curate amenities and oversee guidelines to create the ideal environment for their residents. In most cases, the sponsor of a Life Lease project is a non-profit or charitable organization which wants to maintain its property for mature adults and seniors. Since these sponsors retain an interest in the title to the property, much the same as a condominium corporation does, it is also in their best interest to ensure that the project is properly managed.


Are there additional fees after purchase?

Once the resident takes possession of their suite, they would pay a monthly fee, similar to a condo fee, which represents their share of common costs including interior and exterior maintenance, landscaping, management, replacement reserve fund etc. At The Gainsborough, every suite is individually metered for gas and hydro; therefore, each resident is responsible for their own utilities including wifi and entertainment options, as well as property taxes.

The Gainsborough is ideally located on the northeast corner of Gainsborough Road at Wonderland. With the Sherwood Forest Mall across the street, and the Aquatic Centre only a few blocks away, shopping, groceries, banking, and recreation are all at your doorstep.


The city of London is home to The Grand Theatre, Western Fair Raceway and Fanshawe Pioneer Village, to name a few local attractions. London is a shoppers' paradise, with several large shopping malls and over 100 restaurants to suit every palate.
